Water Heater Experience and Key Learnings (April 2020)

We are long term tenants at 245 Kent Street.  On Wednesday, April 8, 2020, we heard a noise, which sounded like water being expunged, emanating from the area where the water heater is located. An examination of the drip tray found a small amount of water which was released near the back of the heater – i.e. the side facing the back wall.  We contacted our landlord and explained the situation and he contacted Reliance to arrange for an appointment to check the heater on Friday, April 10, 2020.  The technician examined the unit and indicated the water likely sprang from a pressure release valve which is located at the back of the unit.  He checked the heater’s installation date and noticed that it was fitted in 2008 and recommended that the heater be replaced immediately. The key learnings from this experience are:

1.       Position Water Leak Alarm Close to the Heater: Although we were fortunate to hear the release of the water, the alarm is a more reliable means of early detection.

2.       Contact Service Provider/Landlord ASAP: This initial incident resulted in a minimal discharge but addressing the issue early is essential to avoid a more catastrophic outcome (e.g. leaking water tank).

3.       Check the Unit’s Installation Date: The technician recommended that unit holders should aim to replace their tank every 10 years so check the face of your water heater to see when it was installed.
